内容記述 | This study attempts to analyze the factors influencing the pricing of detached houses in Tokyo's 23 wards using a hedonic approach model and regression tree model based on transaction price data for newly built detached houses in these areas. The analysis data was provided by a private company specialized in transaction data for detached houses in the Tokyo metropolitan area. The results of the hedonic approach model analysis confirmed that factors such as building size, number of rooms, road width, type of road access, direction of road access, and the timing of the transaction positively impact the transaction price (unit price). In contrast, land size, walking distance to the nearest station, and the number of days the property was advertised have a negative impact on the transaction price (unit price). Additionally, from the regression tree model, it was confirmed that land size and the ward dummy variables where the properties are located have the most significant impact on the transaction prices of detached houses in the 23 wards of Tokyo. In other words, it can be considered that the transaction prices of detached houses in the 23 wards of Tokyo are largely determined by their location within these wards. Also, it was indicated that the transaction prices of detached houses in the 23 wards of Tokyo can be predicted using AI with a hedonic approach model and a regression tree model. |
