The analysis data was provided by a private company specialized in transaction\ndata for detached houses in the Tokyo metropolitan area. The results of the hedonic approach model analysis\nconfirmed that factors such as building size, number of rooms, road width, type of road access, direction of\nroad access, and the timing of the transaction positively impact the transaction price (unit price). In contrast,\nland size, walking distance to the nearest station, and the number of days the property was advertised have\na negative impact on the transaction price (unit price). Additionally, from the regression tree model, it was\nconfirmed that land size and the ward dummy variables where the properties are located have the most significant\nimpact on the transaction prices of detached houses in the 23 wards of Tokyo. In other words, it can\nbe considered that the transaction prices of detached houses in the 23 wards of Tokyo are largely determined\nby their location within these wards.
