| 内容記述 | In this study, we empirically analyze the effect of each price formation factor overtime on the office prices in the 3major cities as Tokyo, Osaka, and Nagoya CBD using the state-space model of the timevarying coefficient model. As a result, the office market in each CBD has a structural change around 2009, but the structural change is not clearly around 2013.The building age in the Tokyo and Nagoya CBD will have less impact on office prices after 2013. It may show that the investor awareness of the age of office buildings changes based on the shortage of office buildings for investment properties due to the rise of office building prices accompanying the econ omic recovery. |
