| 内容記述 | In this study, we conducted predictions regarding the market conditions of the Tokyo office real estate market using statistical methods. We use time series models such as ARIMA, ARIMAX, and VAR models for predictions with the office price index of the Tokyo metropolitan area. We also use a neural network model for the predictions to prepare for the AI era. As a result, the time series models indicated a possibility of a sideways movement or a decline in office prices for the Tokyo metropolitan area office market in 2023. However, we predict that the increase phase in office prices in the Chiyoda ward, such as the Tokyo business district, will be significantly smaller than previous trends, suggesting a polarization of the office market based on office location. In this study, AI tools like ChatGPT, which are currently receiving attention, were used to obtain a prediction of a sideways movement of the Tokyo office market in 2023. Therefore, this study shows a lower possibility of a robust upward increase phase than before the COVID-19 pandemic in the Tokyo office market 2023. Furthermore, this study considers the supplementation of office market forecast values through AI tools to provide more convincing predictive information, making it meaningful regarding using AI tools. |
