In this research, we empirically analyze whether the current impact of COVID-19 affects the office market as of 2022. In this study, we used the Hodrick–Prescott filter, which decomposes trends and cycles in the time-series data, and correlation coefficients to analyze current Tokyo office market conditions. We used the office market data of Tokyo metropolitan areas(Minami Kanto) and Tokyo's CBD(Chiyoda Ward). In addition, we used the hedonic method based on the J-REITs data to make an office price index and an occupancy rate index of Tokyo's CBD to support our analysis of the current conditions of the Tokyo office market. As a result, Tokyo office prices temporarily suffered the negative impact of COVID-19 in early 2021, and there will be no signs of a sharp decline after the second half of 2021.
