Specifically, the study takes up the Panasonic Corporation's sustainable smart town project, an example of corporate real estate (CRE) that has generally been highly praised. Panasonic has grappled with environmental, social, and corporate governance management in an advanced manner. This study examines the effect of the project on Panasonic's financial results and local community development and seeks to develop a rational corporate social responsibility (CSR) strategy. In the 1970s, Panasonic began to address antipollution measures, announced an environmental declarawtion, and started environmental preservation activities. Panasonic has already introduced environmental solutions from the end-user's perspective while taking advantage of its own strengths as a manufacturer, based on environmental management. In recent years, to address environmental laws and regulations, prevent environmental risks, and manage the increased demand for CSR, environmental management has become indispensable for a company to continuously develop. Under such circumstances, a company's environmental management may be useful to establish excellent relationships with its cooperative companies, may result in solving social problems, such as global environmental problems, and may maintain and improve its social credibility and corporate value. A company's CRE strategy to solve social problems may contribute to local community development. The company's development of its idle real estate examined in this study utilized its old factory site, which was a part of its company-wide environmental management.
