J-REITデータに基づく構造変化を考慮した東京オフィス市場におけるキャップ・レートの弾力性に関する研究 Empirical Study of Capitalization Rate`s Elasticity on Tokyo Office Market for Structural Change based on the J-REIT data 金, 東煥 キム, ドンファン 小松, 広明 コマツ, ヒロアキ open access In this study, we do empirically analyze the effects of each price-forming factor overtime on the prices of offices in the Tokyo business district through using a linear Gaussian state space model that recognizes changes in the regression coefficient overtime. As a result, the office market in the Tokyo business district has shown a structural change around 2009. Moreover, the year of construction has affected less important to office prices around 2008.
